Dubai Cracks Down on Real Estate Advertising Violations
An enforcement action in this regard, the Real Estate Regulatory Agency, RERA, of the Dubai Land Department, DLD has fined 256 brokers for violating the strict advertising rules of the emirate with regard to properties. This action points out the fact that the authorities of Dubai do their best to prevent non-ethical behavior in the real estate sector.
Key Violations and Penalties
The fines, each starting at AED 50,000, were imposed for a range of infractions, including:
- Failure to obtain necessary advertising permits.
- Manipulating or using expired permit numbers.
- Misleading advertisements on various platforms including social media.
Persistent offenders risk having their licenses revoked, highlighting the seriousness with which these regulations are enforced.
Efforts to Enhance Market Transparency
Mr. Ali Abdulla Al Ali, Director of Real Estate Licensing Department at DLD underlined that the actions are initiated to protect the interest of all the stakeholders in the real estate market. Through the regulation of all ‘advertisements’, RERA seeks to maintain law compliance to eliminate ‘false’ advertisements and the numerous cases that consumers may have with the merchants.
That is why the Trakheesi system located on the DLD’s website is an essential instrument in this context. It would make it legal for any Real Estate company to market any campaign without a permit and compels the inclusion of the permit number in any advert. The above system is among several ways aimed at enhancing a safe environment for the investment while encouraging proper practices in marketing property.
Guidance for Consumers and Investors
RERA encourages investors and consumers to scrutinize adverts and the brokers in order to avoid being cheated. Turning to the UAE, the Dubai REST smart app allows looking through the genuine or forged status of the data on real estate and the corresponding brokers’ licenses. This is equally the general trend that RERA has being undertaking to always educate and protect the consumers in their decision making.
The enforcement campaigns and the stringent measures highlight Dubai’s continuing efforts to promote a sustainable and proper real estate market, as it inches towards the goal of achieving its position as one of the world’s leading real estate investment destination.
